Make sure your house is ready before you list it. If you’ve got a to do list to do or if you have to to clear out a room do all that before listing your house. Most of your home buyers will come through the first day or 2. Don’t blow it by not being prepared for them.

Finish up your honey do list before listing your home. You would like your home turn key and 100% prepared before you list. Purchasers do not want to see work being done on the home when they walk thru it. It gives them the idea that there may be more work required and it takes away the homely feeling that they may of had otherwise.

Take all personal photos across the entire house and box them and store them. Replace any wall hangings with colourful art. Buyers like to go through your home and have a look at your private pictures. They like this so much that they'll spend a little more time having a look at your photos than your house. And you want them to picture themselves living there and they can't do that when they see photos of who is really living there.

Do your prepearation before you list your house. You need to price the home to the current conditions. If you miss this step and become greedy you can overprice your house and end up chasing the market down. Some sellers think that they can price their home and adjust downward as needed. This is true but it typically ends up in a selling price way less than if you would of priced it right in the 1st place. You need to think minimal. If you have a living room with two televisions, a book shelf, coffee table, sectional couch, pool table, kids play area, and a ping pong table. You might need to consider getting a storage container. Plenty of stuff makes the room appear to be smaller and cramped.

Tighten up your curb appeal. This is the first place a purchaser sees. Spend a little extra time and keep your lawn mowed and everything put away and clean. Plant some fresh shrubs or flowers.
